The price of land has increased by an impressive 800% and is one of the most popular and successful forms of investment. Undeterred by the credit crunch which has hit almost every other sector of the English property market, demand for all types of land is still exceptionally strong.
The value of farmland has risen at a tremendous rate in recent years and therefore is now attracting the attention of traditional investors as well as farmers. Not only does farmland provide a natural location for recreation or commerce, it is also a potentially lucrative vehicle for investment. Although prices are on the increase, investing in farmland is still an affordable land investment option.
Traditionally, arable land is used for agricultural purposes such as growing crops, however, this type of land is now a sought after commodity for farmers and investors alike. A worthwhile consideration for investing in arable land for sale is recognising the value in buying land close to existing development. Although arable land is still relatively low priced, its value would vastly increase should any planning permission be granted.
Woodland is an increasingly attractive land investment and one where the investor can make a potentially profitable investment. There has been a significant development in the woodland market in recent years with the appearance of smaller private woodlands for sale. These woodlands tend to be of small acreage, usually between 5 and 20 acres and purchased by private buyers for leisure purposes.
As well as being an implement to protect the countryside, green belt land is also a regional strategic planning method to restrict urban development. Although seen more as a long-term investment in the hope planning permission to build homes will eventually be granted, the market in green belt land is steadily increasing. In the eventuality a plot of green belt land should gain planning permission for housing, the value of the land would be greatly enhanced.
